2023 CURRENT YEAR SALES ACTIVITY UPDATE:

As of May 21, 2023, six homes have been purchased this year (at an average above grade sq/ft price of $170).  Two more sales are pending completion.  A ninth home (at 406 Fairway View) was recently put on the market and several more may be offered this year.

PRIOR YEARS SALES ACTIVITY SUMMARY:

In 2022, 8 homes were sold. 
One of the homes required extensive upgrading and sold at a significant discount to the average market price.
The remaining 7 properties were purchased at an average per-square-foot selling price of $154.

In 2021, 11 homes were sold with an average per-square-foot selling price of $162.
In 2020, 11 homes were sold with an average per-square-foot selling price of $147.
In 2019, 10 homes were sold with an average per-square-foot selling price of $135.
In 2018,   9 homes were sold with an average per-square-foot selling price of $125.
In 2017,   6 homes were sold with an average per-square-foot selling price of $115.
 
In 2016, 8 homes were sold. This was a distinctly bifurcated market.
The average selling price of the 4 homes sold for less that $100 per-sq/ft was $79 per sq/ft. 
Whereas those selling for more than $100 per-sq/ft sold for an average of $116 per sq/ft.
 
In 2015, Data currently available indicates that 6 homes were sold. 
One home sold for less than $100 per-square-foot at $85.
The other 5 homes sold at an average per-square-foot price of $122.
